Getting results from your rental ads

There are many places online that you can advertise a property for rent.  Some of these are even free.  But regardless of where you advertise your rental, if your ad does not stand out, you won’t get many inquires.

How To Make Your Ad Stand Out

Renting a house or apartment is just like any other business.  It follows the same law of supply and demand.  If the going rate in your area is $450 for a one bedroom apartment and you try to get $500, you may be in for a long wait.  Likewise, if you are willing to let it go for $400 you will probably rent it a lot faster. 

However, if you really want to get the fair market value for the rental, you need to set your property apart from the others.  Imagine there are one hundred other properties all listed next to yours.  How is a renter supposed to choose?  Properties at the top of the list will likely get more inquiries. But how long will it stay there.

There are tricks to making your ad sell.  After viewing thousands of rental ads I can tell you that most landlords don’t put much effort into their ads.

Compare these two ads:

“Great one bedroom apartment near train station.  Large walk in closet, cable, full updated kitchen.  Call …”  How is this different then any other ad? 

 “Never be late for work living in a newly painted one bedroom with a two minute walk to the train.  You will enjoy cooking dinner in a large eat in kitchen with new GE appliances.  Cable TV is available in three rooms so you can catch the game or a great movie.”

See the difference?  The first ad states the features of the apartment.  The second ad emphasizes the benefits.  When you make the benefits stand out, the renters will be able to visualize living there and develop a connection to your property.  That is the first step in getting a renter to contact you.

Read the ads that other people have written and then try to improve on them.  Think through the key benefits of living in your rental and write a simple effective ad that you can use over and over again.  Then get ready for lots of inquiries!
