Initial Rental Inspection

Prior to renting a property, take the time to complete an inspection of the rental and document the condition.  This should include a walk through of the inside and outside of the property to examine any repairs that may be needed or conditions prior to new tenants taking possession.  If possible, photograph or take a simple video as proof of condition. At the least, make a checklist of each room and state the condition of that room. 

 

Are all of the fixtures in good condition?  Do appliances work?  Are windows or doors working and undamaged?  Do the walls need to be painted?  Is the residence clean or dirty?  Anything else you see should be recorded. 

 

Then when your tenants move in, have them review and sign a copy of your inspection sheet or make their own within two or three days so that you both agree on the condition before the tenant moved in.
