Preparing a Home for Rental

Many people try their hand at renting a home by putting a sign on the lawn or an ad in the newspaper and hope for the best with finding a tenant.  But after showing the home to several potential renters, the owner finds out it is not so easy.  There are a lot of things you can do to increase your chances of finding quality tenants.  Here are a few tips to get started.1. Clean – This may sound simple, but is the most important thing you can do.  If you try to rent a dirty home, you will very likely get dirty tenants. Floors should be vacuumed, swept and polished.  Cabinets and storage areas emptied. Carpets free of stains and odors.  Sinks, tubs and baths should be spotless. And most importantly, the refrigerator must be clean.2. Paint – While it is not necessary to repaint your entire home, the best time to do this is when it is empty or nobody is living there.  Also, painting is one of the first things many tenants consider when they move in a new home.  Take a look at the areas of your home rental that really need to be painted as well as the entry way where tenants will first enter the property.  If the paint looks old, dirty or peeling, give it a fresh coat now while you have the chance.

3. Check Appliances – A home rental should have all appliances working in good condition.  Not only does a tenant not want to bother with broken or old appliances, you will not want to deal with the calls for repairs once the tenant moves in.

4. Minor Repairs – Make sure all of the lights are working, door bell rings, locks close properly, cabinets and doors all shut tight, faucets, sinks, toilets and tubs are not leaking and there no hazards in the home.  These are the little things that can make a big difference in choosing your home rental over another.

5. Landscape – No need to spend a lot of money here.  Just make sure the property looks neat from the outside.  Bushes and grass should be trim, leaves and debris removed, steps door and porch clean and freshly painted, mailbox working, a number on the house and looks good overall from the outside.  This will give a good first impression to potential renters.
