Using Spring Break to prep your rental

090320085053During the spring break season, many of your renters will head out for a week while the kids are off from school or just to get some place warm. This is the perfect time to get some maintenance done on your rental.

1. Use the time to clean areas you know tenants neglect. Spruce up the yard, clean the oven and refrigerator, clean tile grout in kitchens and bathrooms, remove stains from carpets.

2. Complete repairs that would be difficult when your tenants are around such as resolving plumbing or electrical issues, re-grouting tile, fix or replace broken appliances and painting.

3. Do a property inspection and make a report for your tenants. Let them know what they will be responsible to pay for if not fixed properly.

4. This is also a good time to show the rental to perspective tenants.

If you don’t have time or the ambition to work on your rental, at least stop by and walk around the property to make sure there are no issues like garbage and recycling that have been left out, open doors or windows, and lights or appliances that were left on.

Be sure to let your tenants know ahead of time that you will be stopping by while they are out. When your renters return, they will be happy to reap the benefits of your work, and you will be glad you got these things done before finding new tenants.
